The Challenge & Our Solution

When the owners of the Sutton Garten building in Indianapolis approached us, they faced a serious problem: a badly degraded concrete masonry unit (CMU) exterior marked by failing paint, spalling block, and crumbling mortar joints. Their goal was clear—stop the ongoing degradation and restore the building to its original look. Spanning 17,000 square feet across this retail and office property, the project demanded a thorough, expert approach to halt further damage and bring the structure back to life.

Our team began the exterior restoration in the summer of 2024 with a comprehensive remediation plan. Using a 5,000 psi high-pressure washer, we removed all loose paint and crumbling block, preparing the surface for critical masonry repairs. Once the spalling block and failed mortar joints were addressed, we applied a complete coat of PPG Hi-Fill Block Surfacer, followed by two finish coats of PPG Permanizer, a premium-quality masonry paint built to withstand the elements.

The transformation was remarkable. The finished building looked brand new—no more stair-stepping in the joints, and no more pin holes allowing water intrusion and spalling during Indiana’s harsh freeze-thaw cycles. Completed in just three weeks by a dedicated three-person crew, the project not only restored the building’s pristine appearance but also protected it against future deterioration.

The result speaks for itself: a fully revitalized exterior that exceeded the client’s expectations. The owner was thrilled with the outcome, and the building still looks like new today.
