The right system for every surface

Commercial Exterior Surfaces We Paint

Most commercial buildings mix several materials, and each one needs its own prep and coating. We match Sherwin-Williams coatings to the surface, its exposure and your budget so the paint bonds, breathes and lasts. Our commercial paint products guide goes deeper.

Brick, Block and Masonry

We clean the walls, repair spalling block and crumbling mortar, then prime with Sherwin-Williams Loxon Concrete & Masonry Primer and finish with a breathable masonry coating such as Loxon XP. For brick that needs a mineral, breathable finish, we also use Romabio Masonry products.

EIFS, Stucco and Limestone

These surfaces stain easily and damage under the wrong cleaner. We wash them with mild detergents at controlled pressure, seal cracks and joints with compatible sealants, and finish EIFS and stucco with a flexible acrylic exterior paint from Sherwin-Williams.

Metal Siding, Doors and Canopies

Rust and chalking are the usual problems. We remove loose rust and chalk, spot-prime bare metal and finish with Sherwin-Williams Pro Industrial DTM Acrylic or Pro Industrial Multi-Surface Acrylic on doors, railings, bollards, canopies and metal buildings.

Wood Trim, Fascia and Siding

We repair or replace rotted wood, caulk joints and prime bare wood, then apply Sherwin-Williams SuperPaint, Duration or Emerald Exterior depending on how long you want it to last. Cedar canopies and accents can be stained instead, like Cava’s canopy.

Concrete Walks and Parking Areas

Concrete should be cleaned and sealed every 4 to 5 years. We clean it with rotary surface cleaners and water brooms, then apply a penetrating siloxane water repellent such as PPG Aqua-Pel to help stop freeze-thaw damage before it starts.

Storefronts, Sign Bands and Graffiti

Your storefront works like a billboard. We match brand colors, repaint sign bands and entries (after hours when needed) and remove graffiti quickly so it doesn’t invite more. Sherwin-Williams Emerald Exterior keeps deep brand colors rich for years.

How we work

Commercial Exterior Painting Process

Every commercial exterior follows the same proven four-step process, so you know what happens each day and who to call with questions.

Step 1

Site Assessment and Protection

We evaluate your building’s exterior surfaces and set up secure work zones. Our crew protects landscaping, walkways, vehicles and entrances, sets up lifts or scaffolding, and makes sure safety equipment is used properly.

Step 2

Surface Preparation

We pressure wash, scrape away loose paint and repair damaged areas, including wood rot, cracks and failing masonry. Bare and repaired surfaces are primed so the finish coats bond and last.

Step 3

Professional Application

Using commercial-grade equipment and Sherwin-Williams exterior coatings, we apply the coats your surfaces need for full coverage and long-lasting protection. We watch the forecast and paint only when temperature and moisture are right.

Step 4

Final Inspection and Cleanup

We remove all equipment and protective materials, dispose of debris responsibly and walk the building with you to make sure the work meets our standards and your expectations.

Experience matters

Why Hire a Commercial Painter

A commercial exterior isn’t just a bigger house. It means lifts and scaffolding near customers and traffic, coatings made for masonry, EIFS and metal, and a schedule built around your business. An experienced commercial painter protects your building, inventory, customers and team from the problems a less experienced crew can cause.

Here’s how we keep your business running while we work:

  • Flexible scheduling: early mornings, evenings, weekends or one elevation at a time, so entrances stay open.
  • Safe work zones: barricades and protection for walkways, landscaping, vehicles and doors.
  • A project consultant you can call: one person keeps you updated from the first walkthrough to the final inspection.
  • Fully insured: coverage that satisfies demanding commercial clients, with certificates available on our Credentials page.

With more than 20 years of experience, Indiana Painting is at your side, protecting your interests and your investment for years to come.

What we handle

Our Process Explained

Built for Indiana weather

Commercial Exteriors That Stand Up to Indiana Weather

Paint is part of your building’s envelope. It sheds water and protects wood, EIFS, masonry and metal from freeze-thaw cycles, summer UV and driving rain. When it fails, the substrate underneath starts to deteriorate, so the sooner a peeling exterior is addressed, the less it costs to fix.

Why we usually skip elastomeric

Elastomeric coatings work well in warm, wet climates without a freeze-thaw cycle. Here in Indiana we see them fail too often: they act as a vapor barrier that traps moisture in the wall and become brittle in our cold winters. For most commercial masonry we recommend a high-build masonry coating that breathes.

Masonry, metal, wood and storefronts

For the 17,000 sq ft Sutton Garten building in Indianapolis, we repaired spalling block and crumbling mortar before repainting the masonry exterior. We repaired and repainted a damaged Pottery Barn sign band, stained Cava’s cedar canopy and cleaned the exterior of the 24,500 sq ft Mooresville Public Library.

Historic and civic buildings

We restored the exterior of Mooresville Town Hall ahead of the town’s 2024 bicentennial, painted Monrovia’s first town hall in the restored former Methodist church, and painted Plainfield’s historic Prewitt Theater. Every commercial exterior we paint is backed by our 7-year warranty.

Preparation that makes paint last

Exterior paint is only as good as what’s under it. We pressure wash, scrape failing paint, caulk joints and prime bare wood and other substrates before the finish coats go on, and we repair rot, cracks and damaged masonry first. With good prep and a better-grade exterior paint, a commercial building should see about 10 years of service from a paint job.

When to paint your building’s exterior

Spring and fall are ideal in Indiana. Winter temperatures swing too widely, and peak summer heat can make paint dry too fast, leaving uneven color and sheen and a weaker bond. We’ll help you pick the right window for your project and schedule it early.

Exterior painting across Central Indiana

From storefronts in Greenwood and Carmel to masonry buildings in Indianapolis and civic landmarks in Mooresville and Plainfield, our crews handle commercial exteriors throughout the region. Not sure whether your building needs a full repaint or targeted repairs? We’ll inspect it, explain what’s causing any failures and recommend the most cost-effective fix. For the most challenging problems, we bring in certified third-party inspectors.

FAQs

Commercial Exterior Painting FAQs

It depends on the size of the building, the surfaces, how much repair and prep they need, access (lifts or scaffolding) and whether work has to happen after hours. For a quick starting number, use our commercial ballpark tool, then book a free walkthrough for an exact written quote.

It depends on square footage, how much preparation is needed, the weather and your operating requirements. A small storefront can often be finished in a few days, while large buildings and multi-building sites can take several weeks. We give you a detailed timeline with your quote.

Yes. We can work around your business hours, one elevation at a time, or after hours and on weekends. We’ll plan the schedule and the work zones with you so customers and employees can still get in and out safely.

No. We don’t ask for a deposit, and business clients receive net-30 terms.

Repainting your commercial building’s exterior offers three key benefits that directly impact your bottom line. First, it acts as a protective barrier against rain, snow and UV rays, preventing costly damage to your building’s structure. Second, quality exterior paint extends the lifespan of your siding, brick or other materials, saving you from expensive repairs down the road. Finally, a professionally painted building creates a strong first impression that attracts customers and shows you take pride in your business.

At Indiana Painting, we’ve seen firsthand how a fresh exterior can transform not just the appearance of a building, but also its owner’s confidence in their business.

Most commercial buildings need exterior repainting every 7 to 10 years, although this varies. Buildings with wood or metal siding typically need more frequent maintenance than those with brick or stucco. Intense sun, heavy rain and big temperature swings can shorten that window.

High-traffic areas around entrances, loading docks and parking structures often show wear sooner and may need touch-ups every 3 to 5 years. The quality of the previous paint job matters too: professional prep and commercial-grade primers and paints last much longer than budget alternatives.

At Indiana Painting, we recommend an annual look at your exterior to catch minor issues before they become costly repairs. Signs it’s time to repaint include fading, chalking, peeling and visible wear around trim and corners.

We use Sherwin-Williams commercial-grade coatings matched to each surface: SuperPaint, Duration and Emerald Exterior for wood, siding and trim, Loxon primers and masonry coatings for brick and block, and Pro Industrial DTM Acrylic for metal. For special cases we also use Romabio Masonry products on brick and PPG Aqua-Pel to seal concrete.

On most Indiana masonry we recommend a breathable masonry coating instead of elastomeric, because elastomeric can trap moisture and turn brittle in our freeze-thaw winters. See our commercial paint products guide for more detail.

Absolutely. Indiana Painting backs every commercial exterior with a written 7-year warranty that includes touch-ups. We’re that confident in our preparation, our crews and the Sherwin-Williams coatings we use.

The warranty covers our workmanship and the coatings we apply, so your building keeps looking professional and well maintained for years to come.

Yes, we can successfully remove stains from both EIFS and limestone surfaces. Our experienced crew uses specialized mild detergents, including boric acid and Simple Green, which are specifically chosen for their effectiveness on delicate materials.

We understand that these surfaces require careful handling, so our team applies the right amount of pressure and technique to achieve excellent cleaning results without causing any damage. You can trust us to restore your surfaces while preserving their integrity.

Pressure washing won’t harm paint that’s in good condition. However, if your paint has already begun to deteriorate, pressure washing may accelerate the peeling or chipping process.

While this might sound concerning, it’s actually beneficial to discover paint issues early. Finding out about deteriorating paint now gives you the opportunity to address the problem on your timeline, rather than being forced into emergency repairs when the damage becomes severe.

Think of pressure washing as a diagnostic tool: it reveals the true condition of your property’s exterior so you can make informed decisions about maintenance and repairs.

No, our pressure washing process won’t damage healthy concrete or asphalt. We use specialized rotary pressure tools and water brooms that operate at safe, controlled pressure levels specifically designed for these surfaces.

However, if your concrete shows damage after cleaning, this indicates pre-existing deterioration that was already occurring beneath the surface. Think of it like washing a car with existing rust: the cleaning doesn’t cause the problem, it simply reveals what was already there.

The key to preventing damage? Regular maintenance. Concrete should be professionally cleaned and sealed every 4-5 years. Without this routine care, minor spalling (surface flaking) often begins developing unnoticed. Pressure washing may expose this existing damage, but it doesn’t create it.

If you’re concerned about the condition of your concrete, we’re happy to assess it before beginning any cleaning work.

We recommend siloxane-based sealers like PPG Aqua-Pel for concrete sidewalks and parking lots. Unlike topical sealers that sit on the surface, siloxane-based products penetrate deep into the concrete’s pores. This creates a barrier that prevents water absorption and protects against freeze-thaw damage while maintaining the concrete’s natural appearance.

This type of sealer is particularly effective for horizontal surfaces that experience heavy foot traffic and weather exposure.
