Elastomeric paint is great for areas like Florida, where there is a lot of wet weather and no freeze-thaw cycle. Here in Indiana, we see it fail too often and create bigger problems. Elastomeric paint is a vapor barrier, so any moisture that does make it through will not migrate through the paint film and be trapped in your walls. Our winters are too cold for the coating to perform well as they tend to become more brittle in the low temperatures. We recommend high build masonry coating that breathes instead of elastomeric paint for most commercial applications.
